UNDERWRITING
The following is a list of criteria
that an applicant must meet in order to qualify for our vacation rental
insurance program. If your prospective clients offer amenities
not addressed on our website, give us a call (877-275-7235) or email
us.
All risks need to be submitted on an OLD LINE
application in order to be considered, and are subject to Company Underwriting
Review.
Criteria
- Winterization is required if units are not occupied year round.
- Smoke detectors in all rooms and corridors (except bathrooms).
- Fire extinguisher in kitchen and near all operable fireplaces and woodstoves.
- Emergency lighting in bedrooms (plug in auto-on wall
units are acceptable. Generators and flashlights are not considered
emergency lighting).
- Emergency contact phone numbers must be posted (fire department, police, hospital, unit owner and/or manager).
- Chimneys and Flues must be cleaned annually if used for woodburning.
- A post-stay inspection is required after each renter departs (ideally within 24 hours of the renters departure).
- Second means of egress if bedrooms are on the 3rd or 4th floor.
- Building must be sprinklered if bedrooms or renters facilities are on the 4th
floor (not applicable if rental unit is a condominium).
- 4 Stories is the maximum structure height if there is a full sprinkler system. Otherwise, 3 stories is the maximum (not applicable if rental unit is a condominium).
- No regional, national, or franchise chain operations.
- Amenities that may be offered by Insured's:
- Bicycling
- Boating (non-motorized with personal flotation devices provided)
- For privately owned swimming facilities: Diving boards and pool slides are not permissable. Signs must be posted that state "Swim at your own risk" and "No diving." Water depth must be clearly marked on sides of pool
and life saving equipment must also be present.
- Other amenities not listed should be presented to our underwriters as part of the application submission.
- Building upgrades as follows:
- Wiring - Must be modern. No knob & tube, aluminum or fuses.
- Plumbing - if over 40 years old, must be certified by a
licensed plumbing company.
- Heating - if over 20 years old, must be certified by a licensed
HVAC company.
- Roof - must have been upgraded in the last 20 years unless
it is constructed of metal, slate, or tile
- Windstorm coverage is available now in many coastal areas. Please submit your application and we will submit requests to our carriers.
- No coverage in areas identified on RiskMeter.com (online property report) that are within 1 mile of high propensity to burn areas.
- Personal liability coverage applies only to the named insured
residing in the insured building.
