UNDERWRITING

Bed & Breakfasts and Country Inns generally are the combination of a home and business, unlike any other risk. Compounding the situation, each operation is unique and exposures vary enormously. An insurance product should enable an agent to customize for his innkeepers market while keeping life and property safety at the forefront. OLD LINE has the only program allowing an agent to provide a unique set of coverages around an intelligent underwriting framework.


The following is a list of "
Specific Criteria" that an applicant must meet in order to qualify for our Bed & Breakfast and Innkeeper's insurance program. This listing was compiled from the many risks we see every day, and will help you with the interviewing process of your prospective clients. If your prospective clients offer amenities not listed, just give us a call (877-275-7235) or email us, and we will do all we can to underwrite the need.

All risks need to be submitted on an OLD LINE application in order to be considered, and are subject to Company Underwriting Review.

Criteria

  • An innkeeper or manager must occupy every habitational building overnight where guests are present. If not, then one of the following criteria must be met:
  • Sprinklered building
  • Smoke alarms in all bedrooms and hallways that are hardwired to one of the following:
  • A fire department with under a 5-minute response time to the premise either directly or via a central station.
  • The overnight area of the innkeeper or manager either directly or via a central station.
  • An outside siren that is audible by the innkeeper/manager.
  • Direct egress from all bedrooms:
  • Via a window or door for all 1st floor bedrooms.
  • Via a window or door to a balcony or fire escape for all guestrooms that are on the 2nd floor or higher.
  • Provide breakfast on premise.
  • Open for business at least 12 consecutive weeks during the year.
  • Be winterized if not occupied year around.
  • Have smoke detectors in all corridors and guestrooms.
  • Have one fire extinguisher per floor and one dedicated in the kitchen.
  • Have emergency lighting in guestrooms (plug in auto-on wall units are acceptable- generators and flashlights are not considered emergency lighting).
  • Even if an owner/manager is present, must have second means of egress if guestrooms are on the 3rd or 4th floor.
  • Building must be sprinklered if guestrooms or guest facilities are on the 4th floor.
  • Maximum structure height - 4 stories(with full sprinkler system).
  • No regional, national, or franchise chain operations.
  • Amenities that may be offered by Insured's:
  • Outside catering.
  • Catered or non-catered functions on premise.
  • Hay rides (motorized and on premise).
  • Llama treks
  • Bicycling (with waivers & safety equipment).
  • Boating (with waivers, safety equipment & crafts under 18' in length, motors less than 10 hp).
  • Cross Country Skiing (with waivers).
  • Weddings
  • Receptions
  • Business Meetings
  • Tea Parties
  • Cooking Classes
  • Murder Mystery Weekends
  • Progressive Dinners
  • Theme Parties
  • Theme Weekends
  • Tours of the Inn
  • Other amenities not listed (specific underwriting approval necessary prior to submission for coverage)
  • Have liquor receipts of no more than 50% of restaurant receipts and liquor serving facility may not be open after restaurant closes.
  • Building upgrades as follows:
  • Wiring -
  • Knob & Tube wiring can no longer be accepted as of 6/9/2003.
    • Modern Wiring, if over 20 years old, must be certified by a licensed electrician within last 20 years.
    • Plumbing - if over 40 years old, must be certified by a licensed plumbing company.
    • Heating - if over 20 years old, must be certified by a licensed HVAC company.
    • Roof - must have been upgraded in the last 20 years unless it is constructed of:
    • Metal, Slate, or Tile.
      • No diving boards or pool slides accessible to guests are permissable. Use of swimming pools or other bodies of water that are un-posted with proximate located, prominent lettered signage advising of user's assumption of all risk of use, the prohibition of diving and user's indemnity of insured for any personal injury or death resulting from use of swimming pools or other bodies of water and use of diving boards, slides, swings or any other device in connection with a swimming pool or other body of water.

      • Windstorm coverage is available now in many coastal areas.Please submit your application and we will submit requests to our carriers.
      • No coverage in areas identified on RsikMeter.com (online property report) that are within 1 mile of high propensity to burn areas.
      • Personal liability coverage applies only to the named insured residing in the insured building.
