COVERAGES

Property Coverages, (Manuscript Policy with its foundation in standard ISO property coverage forms providing the following coverages and more.)

·         COVERAGE CHANGES -

o        Financially Strong Non-Admitted Carrier's:

§         A) Great Lakes UK, a Munich Re company (rated A+15) and Western World Insurance (rated A+7)

§         B) Lloyd's of London (rated A+11)and Western World Insurance (rated A+7)

§         GL LIMITS: $1,000,000 (occurrence)/$2,000,000(aggregate)

§         No Separate MED PAY, The GL will handle claim issues

§         HABITATIONAL BUILDING COVERAGE REMIANS GUARANTEED REPLACEMENT COST.

- Under the Great Lakes UK and Lloyd's programs, building coverage is "UNLIMITED" GUARANTEED REPLACEMENT COST

§         Building values will be set primarily by an osite inspetion and appraisal and in some cases by a MARSHALL SWIFT BOECKH cost estimator approved by the carrier's.

§         FIRE LEGAL LIABILITY, $100,000 on any one premise rented to you.

§         Clients MUST SIGN the APPLICATION to be eligible for binding.

§         Building:

o        Guaranteed Replacement Cost on all habitational buildings. Our carriers now require a 3rd party inspection for adherence to underwriting quidlelines and an independent accurate valuation of all habitational buildings for guaranteed replacement cost coverage. Castle Inspection Service will be hired to perform this function.

o        Functional Replacement Cost at agreed value on all out buildings.

o        Cause of Loss, (Special Form.)

o        Glass included in the building limit.

o        Signs attached to the building included in the building limit.

o        Outdoor property (includes unattached signs) at $10,000.

o        Fire department service charge, ($ 5,000 with no deductible.)

o        Ordinance or Law and demolition cost/increased cost of construction, ($ 100,000.)

o        Back-up of sewer/drain.

o        Collapse.

o        Limited builders risk included, $250,000 at each building, coverage expires 30 days after start of construction, property must then be added to policy for coverage.

o        Cause of Loss, (Special Form.), 80% Co-insurance applies

o        $50,000.00 min. or $10,000.00 per guestroom which ever is greater.

o        Contents coverage is subject to the policy limit.

o        The contents limit applies to those premises listed on declaration page.

o        Coverage Territory, (Anywhere in the world including Airborne and Waterborne.)

o        Personal property of others, ($ 25,000.)

o        Personal property in open, ($ 10,000.)

o        $ 500 limit for any tree, shrub, or plant.

o        Replacement cost for antiques, (Any antique valued at or over $15,000.00 or irreplaceable antiques should be scheduled.)

o        Back-up of sewer/drain.

o        Property off premise and transit, (Contents limit.)

o        Spoilage.

o        Accounts receivable, ($ 20,000.)

o        Furs, ($ 5,000 theft limit.)

o        Jewelry, watches, precious stones and metals, ($ 5,000 theft limit.)

o        Fine art, (Replacement costs applies or scheduling available.)

o        Business Income:

o        Actual loss sustained up to12-month period, (No Waiting Period.)

o        Extra expense.

o        90-day increased period of restoration.

o        Loss of use & additional living expense, ($ 50,000)

o        Alternate lodging for guests, ($ 25,000)

o        Off premise power failure, no distance limitation (Actual loss sustained with no waiting period).

o        Power, communications, and water supply.

o        Overhead transmission lines.

o        Mechanical Breakdown:

o        All electrical, mechanical, air conditioning, production equipment, and electric arcing.

o        Heating boilers, pressure vessels, steam boilers, and pipes.

o        $50,000 sub-limit on all mechanical breakdown coverage's.

o        Loss of income and extra expense.

o        Inspections performed by Hartford Steam Boiler when required.

o        Off premise power.

o        Building limit with the following sub-limits:

Expediting expense, (see above)

CFC Refrigerants, (see above)

Hazardous substances, (see above)

Spoilage, (see above)

Computers, (see above)

o        Crime:

o        Employee dishonesty, ($10,000.)

o        Forgery or alteration, ($ 10,000.)

o        Money, securities, in & out, ($ 10,000.)

Liability Coverages - Policy includes a standard ISO CGL form with an exclusive Lodging Endorsement. The combination of these provide the following coverages.(NOTE: Risks where total value of all buildings, contents, and business income receipts exceed $5 million in value, must have GL quoted by Old Line)

o                                General Liability:

      • Per occurrence, ($ 1,000,000.)
      • General aggregate, ($ 2,000,000.)
      • Products or Completed operations aggregate, ($ 2,000,000.)
      • Fire damage, ($100,000)
      • Personal & Advertising injury, ($ 1,000,000.)
      • Personal Liability for owners & family members, ($ 1,000,000.)
      • Non-Owned Auto coverage, ($ 1,000,000.)
      • Full Liquor liability, ($ 1,000,000.)

§         Liquor liability is excluded in states where Liquor Liability State Hazard Grade is 9 and/or 10. (Alabama, Washington D.C. and Vermont)

§         All liquor receipts must be reported.

§         Flat charge for coverage if liquor is sold to guests w/o restaurant.

§         Liquor sold in conjuction with a restaurant must be referred to Old Line.

§         All restaurant / catering receipts must be reported for the referral.

o        Owned watercraft of the following description.

§         Canoes and rowboats, (not including inflatable crafts.)

§         Motor driven craft with motors 10 horsepower or less.

§         Sailboats 18 feet and under in overall length

§         Pontoon boats, (Contact OLD LINE)

Special Exclusions, (Commercial liability arising from the following activities.)

§                                 Fishing, hunting, sightseeing, hot air ballooning or any other outdoor trip, excursion or activity which is organized, arranged, sponsored, guided or led by named insured or employee.

§                                 Use of snowmobiles, all terrain vehicles, or any other motorized craft, this does not apply to operation of a golf cart by a named insured or employee.

§                                 Tent sites, campground, recreational vehicle parking, or any other form of overnight accommodation not located in a building described on the declaration page.

§                                 Horseback riding, carriage rides, dog sledding or any other activities involving a horse or other animal to transport people.

§                                 Downhill skiing, tobogganing, sledding, ice-skating or any other outside activity dependent on snow or ice, this does not apply to cross country skiing

§                                 Use of tubes, canoes, kayaks, rafts or any other floatation device to navigate rapids or whitewater rated class I through VI.

§                                 Use of pools or other bodies of water for swimming when a diving board, slide, swing or any other similar device is present.
